What hours are the office open?

 The leasing office for The Lodge is open Monday through Friday 10am - 6pm, on Saturday from 10 - 4pm, and on Sunday from 12 - 4pm.

Where is The Lodge located?

Our community is convieniently located at 100 Hawk Ridge Drive, just minutes from the University of Iowa.

Do I need transportation?

 No.  We are just a few minutes away from the University of Iowa and will soon be offering a free shuttle service to campus and to downtown.

What size apartments does The Lodge offer?

We have several different floor plans, ranging from one to four bedroom apartments.  Our wide variety of carefully designed floor plans will give you the freedom to choose a style that suits your lifestyle best.

What does "fully furnished" mean?

The Lodge Student Housing provides the following modern furniture in each bedroom: full size bed, mattress, nightstand, dresser, desk and chair. The living/dining room will have the following modern furniture/fixtures: refrigerator, microwave, dishwasher, sink, cabinets and counters, oven/range, table with four chairs, sofa, two chairs, end table and coffee table.

If I don`t have an apartment mate or mates in mind, what happens?

Don’t worry, you aren’t the only one who may not have an apartment mate in mind. At The Lodge, we have a system for matching students together on various personality traits and interests. We’ll do the work to find you someone to live with.

How much is the application fee and security deposit?

 

The application fee $110 and the security deposit is $250. Two checks need to be written out for these fees. Application fee will be collected when you turn in the lease and security deposit will be collected when you sign your lease.

 

 

Is the shuttle bus free and how often does it run?

 

The Shuttle bus is not free. There is a one time shuttle fee of $100 that you need to pay when you move-in. The shuttle bus will be running every hour effective this year.

 

Can friends and visitors spend the night?  Is there a limit on visitation?

 

You can have anyone spend a night at your apartment anytime.  They can stay 2-5 nights, but you are supposed to register their name with the property manager in this case.  Your guest can’t stay longer than 5 nights at one time. This is preventing “guests” from becoming residents, which of course may bother your other roommates.

 

Do I need to buy my own shower curtain or bed linens?

 

We provide a shower rod but you provide the shower curtain.  You also need to provide your own pillows and bed linens.

 

Does the kitchen come with dishes?

 

There are no dishes, pots, pans, glassware, or silverware provided in the kitchen.

 

May I share my bedroom with someone else?  How many people or roommates can live in our apartment?

 

Bedrooms are only leased to one person at a time.  Sharing of bedrooms is not permitted.  The number of people who can live in an apartment is one per bedroom.

 

What if one of the roommates doesn’t pay their share of the utility bill?

 

Not your problem.  Each person is responsible for payment of their monthly utility fee.  Their non-payment doesn’t affect your utilities.

  

Are small pets allowed?

 

No cats or dogs. Fish are acceptable; the aquarium size is limited to a 40-gallon tank. No reptiles will be permitted on the property.

   

Are these apartments only for college students?

 

Our apartment community is designed and tailored for student needs.  Housing discrimination laws give anyone the right to live in our apartments, whether a student or not, as long as you are qualified to sign a lease for a bedroom and make the rent payments.

 

Are we allowed to hang things on the walls?

 

You can hang things on the walls providing you do not do any major damage to the wall or paint. Picture hangers or hooks that make small holes in the wall that we can easily patch are permitted. You can install curtain rods above windows. However, if you make a major hole or stick something on a wall that causes extensive damage that is difficult for us to fix, you will then be charged for the damage.

 

Are your bathroom doors wide enough for wheelchairs?

 

We have special “wheelchair friendly” apartments, with wider doors and easy-access.

 

Can a 4-bedroom apartment be leased by only two people?

 

You can lease a 4-bedroom unit with only 2 people. You have these choices: 1) Each will lease only 1 bedroom each, in which case you will move in and we will lock the unused bedrooms.  Whenever another student wishes to move into those bedrooms, he/she could do so, so you would probably get a 3rd or 4th roommate. 2) You can each lease 2 bedrooms each, so no one else ever moves into your unit, and you each have 2 bedrooms of space to use.  Your rent would be two times the cost of a single bedroom.

   

Can we lock our separate doors to our bedrooms so no one can go in while we are gone?

 

Bedrooms have their own private locks and keys, so each roommate can lock his/her bedroom when leaving so no one can enter it.

  

Do I have to be moved in by the start date of my lease?

 

No, you can move in anytime on or after the start date on your lease.  However, rent is charged from the start date whether you are moved in or not.

        

How can I make sure I get a bedroom in an apartment?

 

Act early.  As soon as you submit all the required items, you can be guaranteed a bedroom.

 

How does the individual lease work?

 

By signing an individual lease each resident is responsible for his or her rent payment only.  Should your roommate(s) not pay their rent in a timely manner, you are not responsible or penalized.  We have individual leases for each resident for each bedroom because we are designed for students.

 

 

If one resident moves out does it affect the other roommates’ situations?

 

No, each roommate signs a lease for only his/her own bedroom, so if one roommate leaves, the others are not affected.  Your rent doesn’t change even if one room is empty. You can suggest a new roommate to occupy the empty bedroom, or leave it to our manager to find someone, but we will fill it as soon as we can.

      

Rent is due on the first of each month. Is there a grace period? How are late fees figured?

 

Rent must be paid by the 3rd of the month. Starting on the 4th you will be charged $10 per day with maximum late charges of $40. 

 

What furniture and equipment is in the apartment?

 

Ø       Living area:

Sofa and chair, coffee table, end table, entertainment center and dining table and chairs

 

Ø        Kitchen:

Microwave, range oven, large refrigerator with icemaker, dishwasher and garage disposal.

 

Ø        Bedroom:

A full size bed frame with a full mattress, 4-drawer dresser, nightstand and desk chair and built in desk.

 

Can I get a phone line?

 

All apartments are wired for phone lines, however you will need to call the phone company to have your phone line set up.
